Quarterly Homeowners Meeting

Board Members Present:  Sue Patt, David Bova, Michael Cassella, Barbara Guenst,
                              
Board Members Absent:  Christine Trevaskis, William Coleman, Frank Cetera
Others Present:  Property Manager – Danielle Diamond
  Maintenance – Scott Leidy

1.  Mike Cassella introduced new Property Manager Danielle Diamond.

2.  Madeline was hired from Account Temps to set up Peachtree, the accounting software, and close out 2009 and 2010.  This is why the budget was not currently available.  She is working approximately 20 hours per week and should be finished in a couple of weeks.

3.  The Walk Through/Property Inspection process is to begin April 1st and be completed June 1st.  Letters from last year had not been sent to the homeowners due to staff changes.  This year it will be expected that all deficiencies will be corrected.

A.  Safety issues will be addressed.  Township rules will be applied to the concrete sidewalks.  Pictures were displayed as to what are considered failures.

  1. An ad hoc committee is to be formed to address lighting of courts and parking issues.

  1. Homeowners from Penwyllt expressed concern that when people park around the perimeter of the common ground area there is not enough room for a fire truck to pass between all the parked cars.  Discussion ensued and “no parking” fire lanes need to be in place.  

  1. Geese at the pond are being discouraged to nest.  It was discussed that the children should not be asked to chase the geese as they do bite.  

  1. No homeowner was nominated from the floor for the president or treasurer position.  Connie Long stated that no nominations were received in the mail.  It was discussed that the bylaws should have contingencies in place to deal with such a situation.  The board will discuss how to fill the empty positions at the next meeting.
