Minutes of the Board of Directors Meeting


Date:  May 16, 2011
Opening Time 7 p.m. Farmhouse

Members Present:  Debbie Danis, David Bova (left early), William Coleman, Michael Cassella, Barbara Guenst, Angelina AlMadanat, Sue Patt, Christine Trevaskis, Frank Cetera

Members Absent:  none
   
Others Present:  Property Manager – Danielle Diamond
            Maintenance – Scott Leidy
                           Architectural Chairperson – Brooke Coleman
           
Quorum:  Yes
Previous Meeting Minutes:  Approved
    Moved by David Bova to accept
    Seconded by William Coleman
    Motion carried.
  1. Homeowner, Mr. Marrone, was concerned that his front door color had to be changed to the approved color for the court.  He has had a brown door for several years however the approved color for his court is green.  After discussion he was advised to paint it to the approved green color.  

  1. Maintenance Report –Scott Leidy

Listed items completed the past month.

Scott to give recommendations regarding Ray Forgione’s Capital Reserve Recommendations.


     4.  Committee Reports:

     a.    Website Committee- Will forward Rhondda emails to personal email for Frank Citera, Angelina        AlMadanat, and Dave Bova.  Posted minutes and photos.  Willing to help Board members manage email accounts.

  1. Architectural Committee – Brooke Coleman gave update on the property inspection “Walk Through” process.  It is proceeding as planned.


c.     Social Committee -  Angelina AlMadanat requested need to be sure to collect all the names of    volunteers for each committee.

  1. Treasurer Report:  Bill Coleman advised that the bank statements reconcile for April.  Discussion ensued regarding specific items on the budget and their cost.

  1. Property Manager Report – Danielle Diamond:
    1. Obtaining bids for Tennis Courts, concrete work.
    2. Rhondda was audited by workers comp and vast majority of contractors for Rhondda had liability insurance but not worker’s compensation insurance.  This cost us $4700.  Will only hire contractors who have both liability and workers compensation insurance.  
    3. Currently 4-5 foreclosures of Rhondda properties.
    4. Dan Shallow, Chairperson of the Landscape committee is working with John Zapala to get bids for the entrance beds.


Minutes Review/Old Business:  None

New Business:
  1. Pool Rules/Passes - Currently there is a limit as to how many guests a homeowner or resident can bring to the pool.  Several volunteers have numerous guest passes due to the amount of volunteer activities they perform for Rhondda.  Sometimes the number of guest passes exceeds the current allowed guests in the rules and regulations.  It was discussed to lift the restriction.

Bill Coleman moved to remove the restriction of the number of guests a homeowner or resident can bring to the pool.

Angelina AlMadanat seconded motion.

Approved by Debbie Danis,  Barbara Guenst, Sue Patt, Christine Trevaskis

Opposed by Frank Citera   Motion carried.

             
             2.  Extra pool passes are given to volunteers for their previous year service.

             3.  Discussion ensued how to engage the block captains.  Danielle to send the block captains their job    
                  description to remind them of their duties.

 4.  Vandalism occurred at the pool.  Someone cut a significant hole in the fencing at the pool.

    Barbara Guenst moved to have Danielle get bids on a surveillance and lighting system for the            

     pool/tennis court/farm house area.

      Sue Patt seconded motion.

      Approved by all.  Motion carried.
